Q, We're struggling with whether to buy new construction or a resale. What's your opinion?
A. Military families relocating to Fort Meade, Andrews AFB and the USNA often ask me about buying a new home. They've learned through experience, I guess, that resale of a 3-4 year old home is easier in some parts of the country than an older home the next time they get PCS orders.
Just one problem... we don't have a lot of new construction in the greater Crofton area and you will severely limit your options if you don't consider more established neighborhoods. You'll find there are disadvantages to new as well as advantages and, on the flip side, there are many advantages to resale. And, like you, home buyers 3-4 years from now will discover that resale offers more options in the greater Crofton area.

Whether you are moving up from your current home or buying for the first time it can be a difficult decision whether to purchase a new home or a resale.
A brand new home can be an exciting proposition. Not only is it sparkling new but the surrounding homes in the development will also be of the same vintage. And this can put you in a favorable position when it comes time to resell.
However, there are two sides to this issue and you will need to explore them both to help in your decision-making.
Keep in mind that a brand new home is a bit of blank slate. It needs everything from decorating to blinds and shades. It takes energy to make all of the choices necessary to take it from stark to inviting. On the other hand, if you buy a resale home there will be existing interior designs that you may be forced to live with.
Part of your decision will be based on the inventory in your area and what exactly is available in new home projects as opposed to resales. You will also need to look at the pros and cons associated with each choice.
Advantages of buying of a new home:
- All mechanical items and utilities are under warranty at least for a year.
- Everything is brand new and in prime condition.
- You have the ability to choose every style and color scheme from tile to wall colors to kitchen cabinets.
- A new home will be more energy efficient with better insulation.
Disadvantages of a new home:
- Landscaping and surrounding trees are undeveloped.
- Makeup and growth factor of the neighborhood is yet unknown.
- You may have to sacrifice lot size to compensate for the fact that it is new.
- There is a "breaking in" period.
- Financing may be more expensive since you may not be able to lock in prior to completion.
Advantages of buying a resale home:
- Mature landscaping.
- An established neighborhood.
- More square footage for the dollar value.
- The inclusion of items such as a finished basement, outdoor lighting or a swimming pool.
- You have more bargaining power in your offer price.
Disadvantages of a resale home:
- Mechanical items are not under warranty.
- The home is not as energy efficient.
- There may be some deferred maintenance.
- The design was someone else's.
Unless you have a definite predisposition to have a brand new home you should avail yourself of everything that is out there. Whether buying a new home or something from the existing stock you need to be concerned with the location and the neighborhood.
Ultimately, your decision will be based on the needs of you and your family, your tolerance for risk of the unknown and the constraints of your budget.
One thing is certain - regardless of your choice between the two, there is much to choose from in the current housing market.

Arundel High School is just down the road from Fort Meade, and plenty of students at Arundel have family members stationed or employed there. But I'm guessing some of these students and families may not have had an opportunity to hear the U.S. Army Field Band perform - at least not "up close and personal" like this.
